The Company

A Main Contractor delivering into Commercial and Industrial sectors main contractor they have capability to handle all aspects of the construction process, including building fabric and associate services. An extensive list of project capability includes Project Management, Design & Build, Construction & Fit Out and Data Communications.

The Role

Overall responsibility for the commercial management of the project(s) to ensure that the company’s contractual position is secure and to maximise the gross profit of the project(s) ensuring a positive cashflow is generated for the business.

The Person

You should have an overall Construction & M&E knowledge and preferably you will be Degree qualified in a related discipline with a Professional level qualification (RICS/CIOB/ICES etc). 

 Understanding of different Forms of Contract

 Able to manage and prioritise workload

 Accuracy with figures

 Confidence to negotiate with clients at a senior level.

 Ability to lead and influence the operations team.

The responsibilities will include:

Pre-Contract & Tendering:

 Understand the requirements of the ITT and assist in the all commercial aspects of the tender.

 Lead in presenting the commercial aspects of the estimate to the business for review and approval prior to finalising the tender for submission.

Contracts:

 Understand the main contract and PW’s obligations; communicate these to the project team.

 Understand PW sub-contracts and the obligations of all parties; communicate these to the project team.

Programmes:

 Understand the principles of the design programme, procurement programme & as built/current programme and monitor against the contract programme.

Procurement:

 In conjunction with the Project Manager agree and produce the procurement strategy.

 Monitor and maintain the procurement schedule to ensure that the procurement is achieved in line with the project requirements.

Design:

 Have intimate knowledge of the tender and what it encompasses and what scope/specification levels it can support.

 In conjunction with Project Manager realign cost data through tender validation process to accurately reflect PW contractual obligations.

 Ensure that all tenders and sub-contracts have a design portion clearly identifying any design aspects the sub-contractor is responsible for.

Construction:

 Continuing monitoring of project status both in terms of progress and expenditure.

Cost & Income:

 Prepare and present monthly cumulative and out-turn cost forecasts taking due account of any claims, potential claims, delays, variations etc and all PW cost liabilities.

 Ensure that any claims submitted by PW are properly presented and driven to a successful conclusion.

 Ensure that the change control system clearly links client instructed variations to sub-contractor’s variations and that any non- client instructed variations are identifiable and kept to an absolute minimum.

Requirements as a member of the Team:

 Ensure problems raised by the team are resolved.
