Job Description:

I am currently working with the London division of a top tier UK major contractor who have amassed a turnover of circa £400m. They typically operate within the commercial, residential and hotel sectors in central London with the projects ranging from demolition and new builds and extensive and logistically challenging cut and carve refurbishments with their projects typically ranging between £10m - £40m on contract value with a major projects team that run anything from circa £80m and above.

They have established an excellent reputation for training and developing their managers whilst offering planned career progression paths. Despite their growth they still promote a 'family feel' within the business all of which means they have a low churn rate of staff.

They pride themselves on building close relationships with everyone they work with from clients and professional team and have a well-established and well-respected supply chain, being a cash rich business with good payment terms they have a number of committed suppliers.

£41m, Commercial, Central London - Demolition and new build office

£30m, Commercial, Central London - Extensive cut and carve and remodelling of an existing building

£16m & £20m, High end residential, Kensington - Heavy refurbishment, basement excavation, high specification fit out

£61m,  Hotel, Central  London, conversion  of  a  former  listed  commercial  building into  a boutique  hotel.

Location: Central London Contract: JCT Major works Programme length: 24 months Scope of works:

This project falls under the major works division of the company and consists of an extensive redevelopment of sizeable plot of land in central London. Work includes extensive demolition and new build complex consisting of two high rise RC frame blocks of private residential units with retail space on the ground floor along with a new build low rise concrete frame school. This building will be clad with a brickwork and timber panels and will be fitted out to a very high end standard. This school will be used to accommodate children that have fallen out of the education system and will therefore include specialist teaching facilities, installations of specialist’s av and technology systems, safe areas, padded control rooms and extensive security installations throughout.

Role: Senior Site Manager

The successful candidate will be running the new build school element of the project and will be sitting beneath a site based project manager and project director with a team of site managers beneath and full commercial and design support .The project does not start live on site until the end of the 2017, our client are looking to make this appointment soon, to bring the senior site manager into the pre-construction stage, meet the team, get used to the project, design, programme and logistical difficulties that will be encountered to provide some autonomy and a fluid start to the project.

The successful candidate for either role must have a record of continuous permanent employment with a main contractor and have experience working on complex and logistically challenging new build and concrete frame experience central London.

This is not only an opportunity to work on a complex flagship project in London but also to work directly under and experienced project team, for a well-respected principal contractor who offer all their staff the platform for success and development in the future.

Responsibilities:

Pre-construction input, permits, road closures, health and safety plans, logistics plans, Pre-start meetings, close liaison with client and all members of the professional team

Management  of  site  teams, close  liaison  with  surveyors  and  reporting  to  project management and project directors.

Short term programming, progress reports

Capable of breaking down scope of work into packages

Close sub-contractor management

Design and programme management

Experience of managing the delivery of the highest quality finishes I>   Solid understanding of construction sequencing and methodology I>   Report writing and following processes

Health and Safety and RAM's management

Requirements:

We are looking for someone who has run a project up to circa £18m - £2Sm as the No.1 senior site manager or project manager, or has been a No.2 on jobs above £30m.

The successful candidate but have experience working on RC frame new build projects.

Worked within the education sector, or had specialist fit out experience on similar projects

E.g. police stations or healthcare projects.
