Commercial Manager – Surrey – New Build Residential – Up to £90,000 + Package

Our client is a Major UK Residential Developer that has a national presence with regional offices throughout the UK. They are a leading Residential developer in the UK. This business offers progression, training and an enormous amount of career and project opportunities. They Have been in operation since the 1990’s and have over 500 staff.

They are currently one of the fastest growing developers in the UK and have consistently been voted as one of the best companies to work for. They have won range of awards including being voted one of the Sunday Times Best 100 companies to work for.

All their Sites range in size between 40–90 Units. All of their being traditionally developments. Their latest projects include a 67 unit development with their projects typically ranging between 40 – 90 units.


We are looking for an experience Commercial Manager to work out of their head office in Surrey.

This person will be number one on site and report into the Contracts manager and will take overall responsibility for this Projects delivery including Financial Aspects of the schemes and will get involved from site setup through to completion. The schemes will all be New Build Residential Projects that consist of both RC Frame Flats and Traditional Houses.


• Reporting to the Commercial Director with responsibility for overseeing the division

• Running and be responsible for more than one scheme

• Preparing a range of documents such as cash flow reports, KPIs and forecasts as well as producing monthly financial reports to the Leadership structure

• Conducting other tasks such as managing / pricing variations, tender analysis / negotiation and letting of contract works

• Delivered savings to the project through identification and challenge of the design

• Managing and developing Commercial Staff for each project as well as ensuring project is successfully delivered within set timescales and budget

• Preparing a range of documents such as cash flow reports and forecasts as well as delivering and producing monthly financial reports to the Directors

• Preparing tender enquiries and tender lists together with scopes of work for the procurement of the subcontract packages

• Liaising extensively with the client and making applications for payment and managing / pricing variations

• Managing major sub-contractors ensuring satisfaction of all specifications, deadlines and successful account negotiations.


• Experience delivering new build schemes in excess on £20m

• Degree in Quantity Surveying (or other commercially related discipline)

• Minimum 10 years’ experience with top 10 developer or contractor - preferable

• Good knowledge of forms of contract

• Experience in commercial management of sub-contractors, including chairing regular meetings, measurement and control cycle, certificates, accrual calculations and value allocation

• Able to manage and effectively monitor sub-contractors

• Have excellent communication – both oral and written, numeric and computer skills

• Good problem solving skills

• Ability to lead / work as part of a team and used to working to own initiative

• Ability to build strong relationships with all management levels

• Strong management style

• Highly ambitious and compelled

• RICS / CIOB qualification.

• Able to quickly build strong working relationships with people at all levels


• Competitive salary of up to £90,000(Negotiable Depending On Experience)
