Project Manager, Senior Site Manager and Site Manager

I am currently working with the London division of a top tier UK major contractor who have amassed a turnover of circa £400m. They typically operate within the commercial, residential and hotel sectors in central London with the projects ranging from demolition and new builds and extensive and logistically challenging cut and carve refurbishments with their projects typically ranging between £10m - £40m on contract value with a major projects team that run anything from circa £80m and above.

They have established an excellent reputation for training and developing their managers whilst offering planned career progression paths. Despite their growth they still promote a ‘family feel’ within the business all of which means they have a low churn rate of staff.

They pride themselves on building close relationships with everyone they work with from clients and professional team and have a well-established and well respected supply chain, being a cash rich business with good payment terms they have a number of committed suppliers.

· £41m, Commercial, Central London – Demolition and new build office

· £30m, Commercial, Central London – Extensive cut and carve and remodelling of an existing building

· £16m & £20m, High end residential, Kensington – Heavy refurbishment, basement excavation, high specification fit out

· £61m, Hotel, Central London, conversion of a former listed commercial building into a boutique hotel

Programme length: 75 weeks

Scope of works: This project consists of an extensive remodelling of a existing 14 storey staggered commercial building which is in occupation from the 1st to 9th floor inclusive. Side extension from the 9th floor from a former roof terrace up to the 14th floor. Extensive temporary works package, removal of concrete columns, new steel frame, brick and blockwork infill, strip out of the pre-existing floors and fit out to a CAT A standard. There will be a new lift, stair and toilet core in the extension of the building. The ground floor reception will be relocated to another part of the building with the temporary office costing £500,000 on its own, with the ground floor being completely stripped out, new steel work to facilitate the opening up of areas and removal of concrete podiums to create a minimal open plan layout finished to a very high specification.

Roles: Project Manager

Salary: £75,000 - £85,000 + car allowance + fully expensed travel + pension + healthcare


· This candidate will be reporting to the site based project director

· This candidate must have excellent communication skills and a proven track record of close liaison with the client and the client’s various professional teams.

· Close liaise with the client and their advisors to fully understand their needs and expectations.

· Design management

· Developed and management of the project programme, short term programmes and writing reports in accordance with the programme. 

· Responsible for instructing and co-ordinating designers, technical consultants and sub-contractors during the contract period.

· Managing a team consisting of senior site managers, site managers, quantity surveyors

· Apply the performance management procedures for direct reports and the specific projects.

· Help to resolve technical problems ensuring work is carried out to the correct specification and QA standards

Role: Senior Site Manager

Salary: £60,000 - £70,000 + car allowance + fully expensed travel + pension + healthcare


· Reporting to the site based project director and project manager

· Experience as standalone manager or acting as part of a team on more major projects.

· Capable of breaking down scope of work into packages

· Capable of client and sub-contractor management

· Experience of managing the delivery of the highest quality finishes

· Short term programming

· Solid understanding of construction sequencing and methodology – with experience with working heavy refurbishments and concrete frames

· Report writing and following processes

· Health and Safety and RAM’s management

Role: Site Manager

Salary: £50,000 - £60,000 + car allowance + fully expensed travel + pension + healthcare


· Reporting to the site based senior site manager, project manager and project director.

· The successful candidates will be running a section of the works.

· Managing and Co-coordinating the programmed works

· Managing of subcontractors

· Implementation of all Health & safety and RAMs

· Carrying out quality assurance

· Manage logistics

· Ensuring the site is maintained in a clean and safe manner

· Short term programming

· Liaising with clients

· Upholding and maintaining safety and quality standards.


The successful candidate for either role must have a record of continuous permanent employment with a main contractor and have experience working on complex and logistically challenging new build and extensive cut and carve refurbishment projects in central London.
