Job Description:

We are currently working with one of the biggest and most renowned international construction organisations who are industry leaders in New Build, Fit out and technical engineering markets owing to their prestigious portfolio. The business as a whole turns over £2bn globally, working alongside blue-chip clients and international organisations on complex flagship projects across their operating regions. This particular division is their biggest business unit accounting for ~60% of their total turnover in 2015. The specialist unit have over £150m worth of projects live around the UK, and £750m worth of projects across Europe. The division has the resources and the technical expertise in place to deliver multiple projects from the value of £2m to £400m. As industry leaders, the business is always looking to push their boundaries and venture into new markets. Their unrivalled push for growth, and an influx of new projects secured for 2017 has meant they are looking to add to their commercial team.

The role

The role is for a commercial director who will be at the forefront of the division future decision making and delivery. The ideal candidate will be a commercially astute individual with at least 8-10 years’ experience with a main contractor to fall back on. They must have delivered successful projects between the values of £100m - £200m and have an excellent understanding of JCT forms of contracts. The individual must have experience of leading a commercial unit either as a commercial manager or a managing surveyor, with a good track record of overseeing a team to run a well-oiled and profitable cost centre.

Along with the technical knowledge, the candidate must also have the right blend of interpersonal skills to be able to successfully lead the division. Business development and ‘Winning work’ will form a major aspect of the role, so the candidate must be comfortable in a client facing environment. The perfect candidate will not hesitate in getting involved with the fundamentals on the construction projects when required.

Recent Projects include:

£15m Data Centre, West London – demolition and rebuild on an existing building to upgrade the facilities for a leading telecommunications business. Scope of works included extension of the existing floorplan, extra strengthened ground works package to secure the building against ram raiding and explosions.

£22m Healthcare facility, Central London – Complete internal fit out including specialised fittings and a cutting-edge tracking and delivery system.

£60m Specialist University department, Central London – 6 storey internal fit out from shell and core. Specialist fittings include fully functioning laboratories with over 300 fume cupboards, 250 seater lecture theatre and a suite of laser and electric noise labs. The basement levels will need structural strengthening to accommodate an Advanced Nuclear Magnetic Resonance suite.

£25m University Department, Home counties – specialised fit out and installation of a chemistry department for a leading university. The aim is to achieve BREEAM excellent rating with a roof-mounted photovoltaic panel array, solar shade installations and an advanced heat recovery system. Internal works include 60 fume cupboards with separate outlets, extensive safety systems and medical gas supplies.

The responsibilities for this role are as follows (but not limited to):

Recruiting a team

Running projects as standalone Business

Running and be responsible for more than one scheme

Managing, leading and developing a team of Commercial and Accounting Staff to fulfil their potential and standards required

Preparing a range of documents such as cash flow reports, KPIs and forecasts as well as producing monthly financial reports to the Leadership structure

Conducting other tasks such as managing / pricing variations, tender analysis / negotiation and letting of contract works

Delivered savings to the project through identification and challenge of the design

Managing and developing Commercial Staff for each project as well as ensuring project is successfully delivered within set timescales and budget

Preparing a range of documents such as cash flow reports and forecasts as well as delivering and producing monthly financial reports to the Directors

Preparing tender enquiries and tender lists together with scopes of work for the procurement of the subcontract packages

Liaising extensively with the client and making applications for payment and managing / pricing variations

Managing major sub-contractors ensuring satisfaction of all specifications, deadlines and successful account negotiations.
